Long Term Storage: Frequently Asked Questions, and Their Answers

Question #1: Will my washer and dryer survive in a storage unit?

Answer: Much like anything that stays in contact with fluids for long periods of time, the washer may see some rust issues on the interior (drum), and in the hose work through the system. Most hoses are made using silicone, but their joints and fasteners are made from metal. These metal joints may rust if water, detergent or other fluids remain trapped. Taking the time to completely dry out the washer system (hoses and all), your washer will still be in working order when you need it again.

You can clean out any residual detergent by running the washer, using water alone, several times. This rinses the soap from the drum and hoses. Also, once the soap has been removed, lift the lid of the washer to allow the interior of the washer to air dry thoroughly (this may take several days).

To prepare the dryer for storage, you should remove all lint, dust, debris, coins, and any remaining pieces of clothing.

Question #2: What do I need to do to drain the water from the washer to prepare it for long term storage?

Answer: Pour any water leftover in the washing machine hoses into a bucket. This is accomplished in a few simple steps. Be sure to turn off the water to the washer hook ups. Pull the machine away from the wall just far enough to reach behind it and undo one of the hoses. Take the hose and pour the water from the hose into the waiting bucket. Leave it there and allow all the water to drain completely. Do the same to the other hose.

Question #3: How do I safely prepare and package my china and crystal for long term storage?

Answer: The first step to preparing china and crystal for long term storage is to visit a packing materials store (or local shipping store) and purchase a roll or two of bubble wrap. Next, carefully wrap each piece of china or crystal in the bubble wrap making sure that no edges are exposed. Using newsprint can damage the china. Placing Styrofoam blocks around the inside periphery of the box will surround the china or crystal in extra protection that will ensure that knocks and dings won’t damage anything inside.

Question #4: How do I prepare an old vehicle for placement in long term storage?

Answer:

1.      Completely drain the vehicle’s radiator system. Once emptied and flushed, fill with fresh, clean antifreeze to keep the vehicle’s system from freezing during cold weather, even while in storage.

2.      To keep the radiator’s overflow line free from bugs, securely cover it.

3.      Perform and oil and filter change.

4.      Oil and grease all hinges and door fixtures.

5.      Despite how strange it sounds, add a few quarts of engine oil (light weight) to the gas tank.

6.      Once the light weight oil has been added to the gas tank, turn the vehicle on and run it until the tail pipe exudes blue exhaust smoke. This process coats the carburetor, manifold and cylinders with the oil, which will help prevent the problem of corrosion.

7.      Completely fill the tank and add a bottle of fuel stabilizer. Also, be sure to cover any vent lines.

8.      Make sure to plug the exhaust openings to prevent any rodents or other small animals from creating a nest in your vehicle.

9.      Be sure to remove the air filter, cover the top of the carburetor with plastic wrap and then replace the air filter.

10.  Carefully remove the vehicle’s battery and store it in a safe place.

11.  Cover the chrome and paint on the vehicle with a light coating of wax.

12.  Thoroughly clean the inside of the vehicle. Vacuum the carpet and seats, clean the windows and the dashboard.

13.  Strategically place an open box of baking soda (for odor removal), and some rat poison in the vehicle (please be careful). Make sure to leave the windows cracked in order to allow air flow.

14.  Lubricate the seals on the doors, hood and trunk.

15.  Raise the vehicle on cement blocks to be sure the tires are up off the ground. Release the parking or emergency break.

16.  Drape the vehicle with a large sheet or specialized car cover. This will keep the dust accumulation to a minimum. Please keep the car cover off the ground to allow for air flow on the undercarriage.

To prevent theft, remove the distributor rotor and put in a safe place along with your keys. Be sure to keep a copy of this checklist in the vehicle’s glove box so you can do these steps in reverse when taking the vehicle out of long term storage.

When returning to the vehicle after long term storage, replace the battery, remove all covers (the ones you placed there before storage), reinstall the distributor’s rotor and turn the engine over enough times to raise the pressure, or until the check engine light goes out. Before you reinstall the air filter, pour starter fluid in the carburetor and restart the engine. It will take a few tries to get rid of all the kinks.

Question #5: If my vehicle in on a concrete floor, what material should I use under the vehicle for long term storage?

Answer: Put your vehicle on jacks (hydraulic jacks can be bought fairly cheaply). This keeps the tires from getting flat bottoms.

Question #6: What should I use for jacks on my vehicle when it is in long term storage?

Answer: The best jacks to buy for your long term storage are the jack stands. Always buy high quality jack stands, but a few concrete blocks placed under the vehicle will have the same effect. You don’t want your tires to rot or flatten.

Question #1: Can I store my electronic devices safely in an unheated storage unit?

Answer: Heat isn’t the issue when it comes to storing your devices, it’s the moisture. To prevent failure on start up (after long term storage) be sure to waterproof your electronics. When attempting to use your electronics after removing them from storage, leave them out in room temperature for a few days to make sure that all internal components are completely dry before using the device.

Question #2: Are storage units secure enough to keep my valuables safe from theft and damage?

Purchase rolls of plastic from shipping supply stores and wrap your couch in it, using duct tape to secure it. Also, don’t place any heavy items on the couch while it’s in storage, otherwise you’ll have large indents in the cushions when you decide to remove it.

Question #6: What should I do to keep my storage unit from getting musty?

Answer: Strategically placing a few odor absorbing cans (you can find these in the automotive department, or the household department) throughout the unit. Also hanging a few car fresheners from the ceiling will help you keep the unit smelling good. Make sure to pick scents you will want your stuff smelling like as most scents will penetrate most materials.

Question #8: Do I put an insurance policy on the things I place in storage?

Answer: Ask the storage unit facility if they offer insurance that covers your belongings. Most places will cover your things for an additional fee.

Once you figure out the facility policies you’ll want to make a detailed list of all the things you are placing into the storage unit and their value. This is called the summary of goods. Once you present this list, the facility has the chance to agree or disagree with the stated value of your belongings. At this point, they may require you to pay more for more coverage. Ten Steps to Properly Store A Car for the Winter

Sometimes people have several autos and not enough room in the garage to store them all for those long winter months. In many states it is now illegal to park a car on the grass, so you can be stuck with an extra car and no place to keep it. Many people use choose self-storage as an option. That’s because it’s economical and they know that their car will be safe and dry for the winter. There are a few precautions that auto owners must take before storing a car. If you are planning to store an auto for more than a few weeks, then it’s important to do it right so that when you come to pick up your car in the springtime (or whenever) you can be sure that it will be in great working condition.

Step One: Wash and wax. Washing your car before storing it will ensure that there are no harmful substances on the car that might cause rust or damage over time. For instance, if your auto has bird drippings or road salt on it, then these can damage the paint job.

Step Two: Change the Oil & Filter. Changing the oil and filter ensures that your engine will not sit for months filled with contaminated oil.

Step Three: Test Anti-Freeze. Have anti-freeze tested to make sure it will hold to the coldest temperature expected for the duration of the storage.

Step Four: Fill the fuel tank full. This helps prevent condensation inside the fuel tank. One of the most damaging things that often happens to stored automobiles is condensation inside the fuel tank. Once this occurs, you must have it removed and cleaned before starting your car. It is also advised that owners add a fuel stabilizer to the gas tank. Be sure to add this when you are filling the tank and then drive the car for a few miles to make sure the fuel and stabilizer are well mixed.

Step Four: Place car on jack stands. This step serves to take the weight off your tires. This is recommended for long term auto storage. With the car up on jack stands, your tires will receive no wear and tear even if the car is stored for a year or more. Be sure your tires are correctly inflated!

Step Five: Disconnect the Negative Battery Lead. This will prevent any type of electrical short and also save your battery from going dead. Eventually, over long periods the battery will drain but a battery maintainer can be utilized to keep it charged.

Step Six: Cover Car with Quality Auto Cover. A good quality car cover will keep dust, moisture and other pollutants away from your car’s interior and exterior.

Step Seven: Stuff Aluminum Foil into the Air Intake and Exhaust. This is done in order to prevent rodents or small animals from nesting in these locations. Be sure to put a note on your dashboard to remove the aluminum foil before starting the car again.

Step Eight: Remove Windshield Wiper Blades. This is done so that the rubber doesn’t stick to your windshield. You can also place a piece of plastic between the rubber wiper blades and the glass.

Step Nine: Remove Spark Plugs. If storing an auto for more than a year, it is recommended that you remove the spark plugs. Spray the cylinders with some oil to prevent rust. A special fogging oil that is used to store boats works well for this.

Step Ten: Release the parking brake. If the parking brake is left on, your brake pads can stick to the rotors.

Prepare your Boat, RV, or Trailer for Long Winter Storage

Similarly, when you are ready to park your RV or trailer for winter hibernation, self storage is a good idea, only if you take time to winterize.

It is necessary to winterize your boat to avoid costly repairs caused from moisture, freezing, cracks, dormancy, or other damage. Placing your RV or trailer into storage without any preparation is asking for trouble and you may have to do some expensive damage control later on. Taking the time to winterize may seem like a lot of work, but for such a valued piece of property as a boat, RV, or trailer, it is worth it.

Here are some very basic suggestions to winterize your boat, RV, or trailer. In addition, it is extremely important to consult your owner’s manual for specific instructions applicable to your model and make.

Boat winterizing checklist:

  • Consult and follow the instructions in your boat manual for proper storage relevant to the specific needs of your boat’s model and make.
  • Clean your boat well. Cleaning your boat will prevent residue build-up, or accumulation of odors from messes or dirty areas.
  • Apply rust inhibitor on your metal, and steering and control cables.
  • Repair all damages; allowing them to sit in disrepair may only worsen the problem over time.
  • Remove electronics and store in dry and warm place.
  • Avoid moisture; utilize climate control to keep away mildew. Prop open drawers and cabinets to allow air to move through them.
  • Clean fabric items, and store them properly.
  • Baking soda placed throughout the boat can help to absorb moisture.
  • Drain fluid from manifolds, engine blocks, water pumps, coolers, port-a-potty, fresh water tank and hot water heater.
  • Put non-toxic antifreeze into port-a-potty, water tank, and heater.
  • Lubricate gearcase.
  • Fill the gas tank and use antifreeze.
  • Change the oil when the engine is warm.

  • Investigate your manual for storage instructions for directions that apply to your RV or trailer’s specific model or make.
  • Take everything out that can be damaged by the winter frost or that may freeze, like any liquid containers. Remove electronics.
  • Discourage pests by cleaning thoroughly, getting rid of any food residues. Clean the kitchen area thoroughly, and remove cooking grease.
  • Wash all bedding and linens and store properly; clean and vacuum carpeting, floors, and seat cushions.
  • Remove the water heater plug and put it somewhere safe. Drain the water heater tank. If your water heater has a bypass system, turn the valves away from the tank.

  • Drain all water hoses.
  • Remove your battery if possible and store away safely.
  • Keep your propane tanks full for possible winter usage.
  • Re-caulk and seal peeling or cracked exteriors.

  • Clean tire, and apply tire sealer to prevent dry rot.

Top Ten Self Storage Items, and Tips for Proper Storage

There are a myriad of personal or business reasons why people use self storage. Whether you are in the middle of a move to a new home; a frequent traveler without a stationary residence; cleaning out your business space; or running off to a faraway land on a two-year humanitarian project, there are some common things that end up in self storage. Here are 10 of the most common items that people put into self storage along with tips for proper packing:

  1. Furniture. Whether for home or office, storing furniture is an option if you are moving to a smaller space, selling property, trying to get rid of clutter, or making room for more family or bigger business.

Storage tips: Place plastic “bedding” or wooden pallets on ground beneath furniture to keep moisture or mold from reaching them. Disassemble large furniture, if possible; apply wax to wooden furniture to protect finish. Polish metallic furniture to prevent oxidation that would damage the finish. Use lacquer for bronze or copper. Use professional services to clean and preserve furniture whenever possible. Wrap some form of cushioning around areas to prevent scratching and denting (bubble wrap, newspaper, towels, or blankets). Use end tables and dresser drawers as “boxes.” Remove light bulbs and shades from lamps and wrap lamps in cushioning material. Clean fabric furniture to prevent growth of mildew and mold while in storage. To prevent breaking, protect glass and mirrors by using mask tape to make an “X” on the surface.
